Your apartments on Google Maps — fully prepared
Your own booking website is half the battle. Visibility on Google Maps turns your brand into a local search hit — no commission to Google, no 15-20% to Airbnb.
€0 commission to Google
Google charges nothing for listings or clicks. You pay apartmentsite once, then nothing more.
Direct bookings from Google
People searching in Vienna or the Alps see your brand before Airbnb and Booking. Click — your website — direct booking.
Reviews that stay yours
Google reviews belong to you, not the platform. Every happy guest reinforces your brand equity.
Three models — you pick the right one
Four apartments in the same district need a different setup than 30 properties spread across DACH. The wizard recommends the right model — you decide.
- 1-5 properties in one area
Model 1 — One brand, one listing
You register a business like “Markus Apartments Wien”. All properties on your website, but in Google Maps a single strong brand listing.
- Only one PIN postcard to verify
- Single review base strengthens the brand
- Easy to maintain, one dashboard
- Less geographic visibility — search “Ferienwohnung 7. Bezirk” won't show you directly
Markus — 4 apartments in central Vienna
- Spread portfolio
Model 2 — Each property its own listing
Each apartment gets its own Google listing with a physical address. Maximum local SEO coverage in every district.
- Largest geographic reach
- Reviews per property — guests find specifically
- Each listing ranks in its own micromarket
- N postcards to verify (4-7 days each)
- Google is sometimes restrictive for vacation rentals
Andreas — one chalet in Tyrol, or Klaus with 10+ spread properties
- Scale 10+ properties
Model 3 — Hybrid
One brand listing plus 2-5 own listings for flagship apartments at key locations. Compromise between brand strength and local reach.
- Brand value plus selective local SEO power
- Strategically controllable
- Scalable — new flagships as needed
- Requires strategic selection of flagship properties
Klaus — 20+ properties spread across Austria

Frequently asked questions
- What does Google Maps cost me?
- Zero euros. Google charges nothing for listings or referrals. You pay apartmentsite once for the setup and guidance.
- How long does setup take?
- In the wizard: 15-20 minutes. The PIN postcard from Google takes 4-7 business days. After that you're immediately visible.
- Does Google even accept vacation rentals?
- Yes, in most cases. For purely private apartments without a business address Google can be restrictive — then we recommend Model 1 with business registration.
- Can I switch models later?
- Yes. If you grow from 5 to 15 properties, you switch in the wizard from Model 1 to Hybrid. Existing reviews follow.
- What's the difference to Google Vacation Rentals?
- Google Vacation Rentals is a separate channel inside Google Travel with prices and availability. The two complement each other — Maps for local search, Vacation Rentals for travel search. Vacation Rentals comes in a later phase via connectivity partner.
